LANDSCAPE CHANGE GUIDELINES
The guidelines for maintaining the grounds and making changes in the landscaping around your unit and surrounding common areas are prescribed by Article VIII of the Covenants and Resolutions of the Board of Directors. As a carefully planned residential community, Brookside was designed with a harmonious and pleasing architectural character aimed at preserving privacy in spite of close proximity between units, and with grounds and landscaping developed and maintained in a manner consistent with preserving the value of the unit owner’s property. The intent and effect of Brookside’s initial design should not be ignored without a compelling reason.
The responsibility for adhering to these guidelines resides with the Grounds Committee (GC), a subcommittee of the Architectural Control Committee. Any owner seeking to alter or replace any plantings immediately surrounding your unit must be submitted in written form to the Chair of the Grounds Committee with a copy to the Architectural Control Committee providing the information specified in the Landscape Change Application section of this website. Before submitting this form, it is important for the owner to take into consideration and discuss any potential impacts these changes may have with your neighbors. It is a neighborly thing to do and will help to expedite the application process and assure that everything goes smoothly.
In most cases, the GC will approve routine requests when it considers the application and related matters that may be pertinent. In cases involving more complicated requests, however, it may ask the Board to review the matter for final approval. In any event, the GC will be responsible for notifying the applicant of the decision.
The costs for maintaining all existing plantings and trees in a healthy condition are covered through the homeowner’s membership fees, or a special assessment if needed. The costs for requests to remove or replace existing healthy plantings and trees, however, will be the responsibility of the unit owner.
