MOWING AND LANDSCAPE MAINTENANCE REQUIREMENTS
The Contractor will be responsible for the mowing of all grass in Brookside.
- Mowing height will be set at a minimum of three inches (3”) unless otherwise specified by Brookside.
- Mowing height may be set two (2”) for the first mowing of the season and clippings bagged to remove diseased plant material.
- Mowing will occur on a regular basis (once per week or as needed) to maintain the specified height. Dormant stressed, or browning turf grass should not be mowed until growth resumes, nor shall grass be mowed if saturated from rain.
- No mowing shall take place before 8:00 am or after 5:00 pm or on holidays or weekends unless authorized by Brookside.
- No more than one third (1/3) of the blade should be removed per mowing.
- When mulching mowers are used, any clumps will be broken down, worked into the soil, or removed, if necessary, to avoid unsightly appearance.
- Contractor will be accountable for removing grass clippings from paved areas and driveways and will not be piled or accumulated near storm drain inlets or other buildings and structures. If not swept or blown off driveways and walkways, Contractor will come back to do so at Contractor’s expense.
- Trimming (weed whacking) will be done along all curbs, walkways, common areas, resident bed edges and tree wells to keep a neat appearance.
- During routine maintenance visits, the Contractor will remove leaves, thatch, needles, and other debris from the property as needed.
- Contractor will perform Spring clean-up which shall include spring dethatching, and leaf and debris removal from lawn areas, all landscape beds including residents’ and common area beds, walkways, driveways, and window wells.
- Contractor will perform Fall clean-up in September/October and continue into late fall after all leaves have fallen from the trees in the area. The Contractor will remove leaves and debris from the lawn, walkways, residents’ and common area beds, window wells and driveways. If there is an early onset of winter, leaves will be removed in the spring.
- The Contractor will be responsible for any damage to property (mowing over sprinkler heads and breaking them, causing huge ruts in the lawn from mowing in very wet areas, running into bridges or mailboxes or any other structure).
- Contractor will be responsible for the cleaning of the streets in Brookside once a month and after Spring and Fall clean-up, to include the removal of all debris (such as leaves, pine needles, branches, dirt, and grass) from the streets, driveways and walking paths throughout the common areas.
SNOW REMOVAL REQUIREMENTS
The Contractor will be responsible for all snow removal at Brookside.
- Snow shall be removed from all streets, driveways, pathways, parking areas, residents’ front porches, steps, and sidewalks.
- Removal of any nighttime accumulation of snow in excess of two inches (2”) shall commence no earlier than 6:30 am and shall be completed by 1:00 pm. In the event of continuing snowfall during the day, any additional accumulations in excess of two inches (2”) shall be cleared by 9:00 pm. There is no obligation to accomplish more than two (2) snow removals per day.
- The snow removed from the roadway and parking areas shall be placed in such areas as are agreed upon between the Contractor and the Board. If those areas become filled to capacity, the Contractor will notify the Board who will, with the agreement of the Contractor, designate additional areas.
- The Contractor shall endeavor to avoid creating any accumulation of snow which would block access to the mailboxes by mail or newspaper deliverers.
- If vehicles are parked in any of the areas to be plowed, Contractor shall notify ADEA employees who will endeavor to have the vehicle removed.
- The contractor is responsible for any damage to landscaping or other improvements such as mailboxes, signs, or bridges.
- In the event of heavy snow, the Contractor may be allowed to clear pathways the next day or within 24 hours.
